Industrial Sale in Georgia

 

ATLANTA — Matthews Real Estate Investment Services, a commercial real estate investment services and technology firm, represented the seller in the disposition of 4850 Massachusetts Boulevard and 1926 Hyannis Court, College Park, GA, a multi-tenant industrial and outdoor storage property. The industrial buildings, totaling 75,500 square feet across 5.88 acres, are strategically located adjacent to the world’s busiest airport, Hartsfield-Jackson Atlanta International Airport. This transportation hub, which saw approximately 105 million passengers in 2023, was a unique selling point. The current tenants, Model 1 and ABM operate on short-term leases with below-market rents. They rely heavily on the property’s proximity to the airport, having obtained exclusive contracts for bus maintenance, security operations, and cleaning.

 

Matthews™ sourced the buyer through the company’s proprietary database. Auerbach’s launch of a national marketing campaign was a key factor in the successful sale, leading to a competitive bidding process with offers received from across the U.S.

In just three weeks of marketing, we generated almost 20 LOIs, ultimately closing with an all-cash, out-of-state buyer with strong terms.”

 

Auerbach negotiated favorable terms, such as significant earnest money as well as a short escrow period.
