The All-Cash Transaction Closed at 96% of List Price
Byron, GA —Matthews Real Estate Investment Services™, a commercial real estate investment services and technology firm, recently completed the sale of a 2016 Build-to-Suit American Tire Distributors facility located at 110 Reynolds Rd in Byron, GA. The transaction, closing within 96% of the list price, was managed by Senior Associate Brett Davis and Senior Vice President and Senior Director Alexander Harrold. Matthews™ represented the seller, a Midwest-based private investor.
The industrial asset is a 2016 build-to-suit for American Tire Distributors. The subject property features 80,600 square feet of functional warehouse space and is situated on 7.2 acres. In addition, the property is located directly off Interstate 75, making it a prime location for distribution operations with neighbors such as Amazon and FedEx.
“The intrinsic deal fundamentals are what drew a lot of interest, and having a strong tenant like American Tire helped us get the deal across the finish line,” Harrold said. “These opportunities helped us create a competitive bidding environment in which we secured several strong offers, eventually closing with an all-cash 1031 exchange buyer.”
Matthews™ sourced the buyer through the firm’s extensive database. The Florida-based investor acquired a functional industrial facility in a strong market.
