Nashville, TNMatthews Real Estate Investment Services, a commercial real estate investment services and technology firm, completed the sale of a single-tenant office building located at 2868 Elm Hill Pike, Nashville, TN. The property is currently leased by the United States of America, who is utilizing the space as an FBI facility. The transaction closed at $8,680,000 and was brokered by First Vice President and Senior Director Alexander Harrold.

 

Matthews™ represented the seller, a large developer and owner based out of the Southeast, who was looking to dispose of their office assets and trade into investments with long-term NNN leases. The seller relocated the capital from the FBI property into a drugstore and gas station with long-term leases and minimal management responsibilities, matching their investment goals.

 

The buyer, a local investor, was looking to grow their portfolio in the Nashville area and acquire a property that offered passive income. The Elm Hill investment fits both objectives.
