Sale Marks the Record Cap Rate for ABC Supply

Port Orange, FL— Matthews Real Estate Investment Services™, a commercial real estate investment services and technology firm, completed the $6.775 million sale of an ABC Supply facility located at 406 Oak Place, Port Orange, FL. The deal closed at a national cap rate record for ABC Supply. Senior Vice President and Senior Director Alexander Harrold and Associate Samuel Tobias handled the sale.

The seller, an existing client of Matthews™, was a large national industrial owner motivated by the pricing in an active market. The buyer, also a Matthews™ client, sold an industrial property in Los Angeles and completed a 1031 exchange into a less management-intensive investment, with a long-term lease, in a business-friendly state.

ABC Supply is the country’s largest wholesale distributor of roofing supplies, with over 600 locations nationwide. The 40,000 square foot facility sits on 5.83 acres of land (16% coverage) allowing for ample room for industrial outside storage.
